Looking for informatioin on "High Point" condos in Delray Beach, FL - Barwick Ave & Atlantic Ave boundaries.

I am wondering if High Point is a good condo 55 community to live in? I wanted an "outside" professional responses, as I have relatives who live there. I need unbiased, knowledgable opinions. I realize that there are a few "High Point" communities, but the one I am interested in has Barwick Ave and Atlantic Ave as boundaries. NOT High Point WEST. All answers appreciated. Thank you.

I have a corner unit for Sale at High Point fully furnished by Atlantic Blvd and Military Trail, it is also available for rent if you want to try it out before buying.

Good morning. Thanks for your response Raymond - much appreciated. My relatives live in Sec 4, which is the only Section which does not permit you to rent. I have visited High Point twice in the last few years now and I agree totally with your statement. The condos are not over priced - in fact, prices have really come down since my first visit in 2005. At that time, 1 BR's were going for $130,000. I went back again in 2007. I love the fact that they are one floor (very spacious) and in quads. My main concern is the maintenance fees. There is no cap. If foreclosures become an issue in any section, those fees could just keep climbing. But, I suppose that can happen in any condo association.

There are two condos in Sec 7 which I like a great deal myself. Perhaps you put a contract on one of those It's good to hear that you are very familiar with the area and are more than satisfied. I have just placed a contract on a 2 BR 2 BA villa in High Point 7, Delray Beach, Florida 33445. My family has vacationed there for nearly 25 years and we agree with the other response: its pleasant, quiet, warm, and ample.
I am turning 55 and see my future and the future for my siblings in High Point . Delray Beach is a marvelous community because it isn't crowded, vertical, over priced. Delray Beach has great beaches and a lovely vibrant downtown which is growing.
The values in the High Points are in space for the dollar. You can spend more for your home..that's your choice. There is value in the High Point property.

Regarding lifestyle - besides the amenities (pool, tennis, clubhouse, etc.) they do have social activities so you can be as involved or as laid back as you want. The high Point communities tend to be low density communities.
There are other 55+ communities such as Century Village & Kings Point but these are high density communities with 5000 to 7000 units in them. Because of that they have more social activites and amenities (on the + side) but the value of those units have dropped deeper than High Point because there are so many units (a negative).
Part of it is subjective - Some people prefer to live in a villa with no one living above or below them.

Eileen thank you for your quick response. I have visited relatives in High Point twice and found it much as you have descirbed. I had hoped for several opinions from other Realtors as well. Apparently, High Point is not high on their list - evidenced by no responses. I do realize that it is not one of the more expensive condo communities, perhaps that's why no one is really interested in replying.

I had hoped for information regarding the life style there, resale value (in 2005 prices were off the charts) comparisons to other condo associations with regard to same.

FIRST ANSWER

I have listed and sold in the HIgh Point communities. They are well kept, quite communities. They seem to be well managed but you'd have to look at the current financial statements to judge for yourself. The people I know that live there have lived there for years & continue to enjoy it.
