Looking for house/condo/town up to 450k with reasonable main fees for investment with short/long term rental availability in good areas.

Additionally, the local urban economics of our areas are easy to find at:

1. USCensus.gov
2. http://quickfacts.census.gov/qfd/states/12000.html for local city and county quick facts.

These quick facts will help lend reason to the index's of each neighborhood. Less than 6 months of inventory can mean:
1. Many of jobs, Many sales
2. Many new homes built in area previously rental
3. No jobs, high rentals and high vacancies.

So you may have gathered -- working with a local top notch Realtor with global understanding will add value to your time spent in this search.

I know many buildings that I can suggest which meets your criteria. There are many communities to choose from in Hallandale, Hollywood, Sunny Isles, Aventura, and Brickell/Downtown Miami. Plus there several pre-construction projects you may want to consider You don't have to pay maintenance or taxes for several years while the prices continue to go up. In Florida, a great Investment opportunity starts right on the beach. Areas such as Sunny Isles Beach or Hallandale Beach have condos with beach access.
