If your investment is just for rental purposes I would look in the Panama City Beach, FL area. You can get way more bang for your buck over there. A lot of realtors will tell you they are over built and they are, but if you buy in the right building you should get good rental income. The prices are so good over there that you would come much closer to breaking even. I have seen 1 bedroom 1 bath condos for as low as $150K gulf front in a relatively new building, in that I mean built in the last 5 years or less. I have just been showing some condos in Destin/Miramar Beach that have good rental histories--finding things under 150,00 are tough, but I found a few. Would love to share this information with you if you will contact me. The units in this price range do tend to be older, generally smaller complexes within walking distance to beaches, and have a pool--both things being critical to successful short term rental. Another thing to consider are the condo fees which can vary enormously, so be sure to ask for accurate information when considering purchasing.
