If you are still considering buying a rental property, I would love to advise you. I am a Realtor with Prudential Coastal Properties here in Destin but also own a vacation rental management company. I can give you information on rental history and potential income for various properties and there are condos available in Destin in the 150K price range.
Please feel free to email me or call me at Erin@PruCoastal.com or 404.245.6446 (cell). You may visit my website at http://www.erinoden.com and our management company website at http://www.destinvacationsdirect.com.

Take care, Erin

If your investment is just for rental purposes I would look in the Panama City Beach, FL area. You can get way more bang for your buck over there. A lot of realtors will tell you they are over built and they are, but if you buy in the right building you should get good rental income. The prices are so good over there that you would come much closer to breaking even. I have seen 1 bedroom 1 bath condos for as low as $150K gulf front in a relatively new building, in that I mean built in the last 5 years or less. Let me know if you are interested in viewing a sample of Panama City Beach, FL listings and I will be glad to send them to you.

If you do decide to purchase a condo in the Destin area, make sure that you are aware that it will more than likely be considered a "condotel" unit and will not be able to be financed through Freddie Mac and/or Fannie Mae. We have alternative lenders that will do portfolio programs for the purchase of a condotel in the Destin area and would love to help you with your financing needs. Perhaps you would like to see about getting prequalified before looking at properties? You can call me at 850-362-6901 or you can email me at sue@northstarmg.com. I have an online application, as well, at http://www.suebotelho.com. I look forward to hearing from you and wish you much success in your investment property quest!

Hello Persa190,

I have just been showing some condos in Destin/Miramar Beach that have good rental histories--finding things under 150,00 are tough, but I found a few. Would love to share this information with you if you will contact me. The units in this price range do tend to be older, generally smaller complexes within walking distance to beaches, and have a pool--both things being critical to successful short term rental. Another thing to consider are the condo fees which can vary enormously, so be sure to ask for accurate information when considering purchasing.

I would love to hear from you and assist you in your search.
