(Criteria –
1. Analyzed all of the sales for condos in Orlando during 2004-07.
2. Looked at complexes that had over 10 sales during that period above 150k.
3. Shortened the list to just properties with at least 1000sf.
4. Compared that to active sales in the market today and only pulled listings priced below $100k.
5. Further narrowed it to just bank owned for quicker closings….there are plenty more if you want
t to go for short sales and have time to wait

Hi Richard,

Just did a search on the MLS of all of the southern part of Greater Olrando and interestingly enough only 2 fixer-upper coded condos popped up. One is at the Cascades in Kissimmee and you don't want to buy there. The other at the Arbors for only $20,000 (also only 665 sq ft). Many realtors don't like clicking the fixer-upper button on realtor only remarks. Virtually every bank owned property is a fixer-upper to some extent.

There are 105 bank owned condos on the market today in this area. Prices range from $13,500 to $229,000.

There are 50 fixer-upper houses in the area with prices starting at $45,000.
