Looking for condos in Pinole or Hercules that are approved for FHA loans.

I was pre-approved for an FHA loan but have since learned that some condos are not approved for FHA. I had originally wanted to purchase a condo in Richmond Marina Bay but had heard that none of the condos there are qualified for FHA. I am now looking to Pinole and Hercules since these areas are also in my price range. I am looking for a 2 bedroom condo in the $120k - $180k range but only have enough for about 5% down closing costs.

I am also wondering if there is any way to get a condo approved for FHA if it isn't already approved for it. Thank you for any help!

Many of the townhome/condo HOA in Hercules and Pinole are approved by FHA- including communities like Country Run or Wildwood in Hercules and Pinole Ridge in Pinole- we have had FHA buyers buy properties in these communities in the last 6 months.

The reason why the Richmond Marina Bay HOA is not approved is due to the owner occupancy rates. We did have a case over a year ago in Hercules where the HOA was NOT approved due to a litigation that was pending, but is currently approved due to the litigation resolution..

FIRST ANSWER

FHA-approved condos are few and far between, but you can search for them at the following site:

https://entp.hud.gov/idapp/html/condlook.cfm

Your only other option is to get a "spot approval" on an individual condo within a project that isn't approved, but not all condos will qualify. I've completed several spot approvals and know what the hangups are, so I'd be happy to look into any condo project you're interested in and see if it will approve for an FHA loan.
