Looking for buyer's agent to buy multi-family in Cambridge Somerville to rent out -- Are you the one?

We have a downpayment ready and are looking for someone to help us ask the right questions and find listings. $400-500K 2-3 family in Cambridge Somerville. Tell us about you and why you could be the one for us! We are looking at 1105 Cambgridge St,. right now, for example.

I know you are looking at multi families but this incredible victorian single family home just came on the market yesterday. It has 4-5 bedrooms, 3 full baths, fenced yard AND parking for 2-3 cars (depending on size).

Dear Claire, I am surprised you only got 5 responses here. Of course all buyer agents would be willing to help you. I too, am in that category. I have been a full time Professional realtor for 19 years and work with many investors and homeowners purchasing multi family properties. A deed and mortgage search is a good place for a buyer agent to start to be sure the seller is not offering an undisclosed short sale situation. You are very wise to invest in Cambridge and Somerville! Therefore, your choice comes down to getting the perfect combination of market knowledge, understanding possible renovation costs, proven negotiating skills and accountability.
I work in a team and my business partner and I this past year alone have achieved an final sale price average of 96.5% of the marketed price for our sellers, and 13% price reduction for our buyer clients in the Cambridge and Somerville markets. We also sold three properties to our buyer clients BEFORE they came on the market (two in Somerville, one in Cambridge - which was assessed at over a million and we negotiated for 700K!), so we know where the deals are and go beyond traditional means to get our clients the right property.

1105 looks interesting. It waspreviously owned by the Batista family who own and manage many properties in the cambridge and the somerville markets. Both are good areas to invest in. Please look at my web page for information about me. I am a expert when it comes to investment properties. I have owned, managed and developed many. I have represented many of the countries largest institutions and individuals from prudential, cigna, new york life in the sale of properties from apartment complexes, office buildings to malls. The company i used to work with did the first condominium conversions in the state. I love all aspects of real estate from rentals to investment sales. I am a license appraiser, builder and realtor.

The fact that you have already done some homework in the market place shows me that you are serious, which is important. You also have to be realistic in your expectations and abilties.
