Looking for 2bd/2ba condo in Mira Mesa, where is best in terms of price,location,safety? I have looked on Blk Mtn Rd, Carroll Cnyn, Cam Ruiz. Thx!

We have been looking in Mira Mesa for 2 bd 2 ba condo - $150-170k range, which area is the best "bang for my buck"? Safety, price, location (developing area?) Thank you! How much down payment is ideal? I can't seem to find any that are not short sales...

My opinion is that in the NW portion of Mira Mesa is a community called Canyon Bluffs. It's a more expensive up there, but overall, I think, one of the best complexes in Mira Mesa. Most of the upstairs units have a loft, which may be used as a third bedroom, office, study area, etc.

If that area is too expensive, the homes in the Summerdale area are also very nice. Be careful, though, some of them are condo conversions and some don't have a washer/dryer in the home.

Mira Mesa is a great place to buy and anywhere in Mira Mesa is just fine! I am a native Mira Mesan, went to high school at Mira Mesa and been living there for about 15 years! I did check the MLS and I only found 6 properties the match your criteria. They are all beautiful homes and in great location. Just an FYI, if you decide to move later keep in mind there is a community college in the area (off of Blk Mtn Rd) and any complex you look at would be a great investment (rental). Hi Erika,

There are many homes that fit your criteria in these areas that are not short sales. Some parts of Mira Mesa are nice. I do like Black Mtn. Rd and Carroll Canyon a bit better. You can go with as little as 3.5% down with FHA financing. The only catch is that the condo must be FHA approved. If you would like a list of FHA approved condos in these areas let me know. Hello Erica,

We have sold quite a few homes in that area. There are no real developing areas as they are all established communities.

As for down payment, etc, contact a lender to find out all of the details for a purchase loan before you begin looking. There is nothing more frustrating for a home buyer than to find something they like and cannot make an offer because their financing is not lined up.

As for safety, look on-line at the area crime statistics. We would suggest South of Mira Mesa Blvd.

I just found over 200 in Mira Mesa that are not a short sale, that are 2/2 and under $170,000. 58 over $150,000. Send me you email, and I will email you the results. Check online for safety issues. I like most of Mira Mesa, but as usual, some areas are better than others. I really like the Black Mountain area, and Carroll Canyon is nice too.

You need to work with an agent that works in the Mira Mesa area. My office is located in the Mira Mesa Mall since 1975 and I know the Mira Mesa market better than most agents. The condos on Black Mtn Rd. are located in the Quail Creek complex and Carroll Cyn addresses are the Carroll Cyn Gardens. Both complexes are low occupancies and won't qualify for most first time home buyer loan programs. The Playmor complex located off Carroll Canyon could be a good complex to start. I would also look at the condo's off New Salem and Westmore.

You have taken the first important step by getting pre-approved. No one will give your offer serious consideration without that pre-approval.
In addition to exploring either http://www.sandiego.gov/police/stats or http://mapping.arjis.org for Crime statistics, I also recommend reviewing http://www.meganslaw.ca.gov for sex offenders especially if you have children. No part of San Diego is immune to crime but the nature of the crime is very important.
You can use the site http://www.yoursdps.info as a source for looking for properties in areas that you like. It is free and there is no obligation and also has links to other community services.

I think Scripps Westview is a pretty good deal under $200,000. East side of HWY 15 Scripps Ranch.

Wow such quick responses! Thank you so much everyone. We checked out a condo on Black Mountain road and the complex just had 17 breakins within the past couple of months....although I know other areas are much more dangerous. I will look online for crime stats.

We are in the process of getting prequalified so I will just wait on that to figure out what step to take next.
