Looking for an older house (circa 1910-1940) in a mature neighborhood (big trees). Budget is 250,000ish. I
like what I saw in Inglewood. Is the area unsafe? Any other areas i should search? (please give me zip codes so I can search for them easily!) thank you!

Living in Sylvan Park is fabulous - it is very close to downtown and Vandy and there's tons to do in the neighborhood due to the presence of multiple restaurants, boutiques, a produce shop, and a golf course. My home there was just listed today. It is much as the other realtors described...Just under 1000 square feet 2 bed/1 bath complete with 2 beautiful old trees. Some of the features that many homes in the neighborhood don't include are a newly renovated kitchen, a HUGE walk-in closet, and a fully fenced back yard w/ a detached 2 car garage. It is listed for $229,900 (117 37th Ave. North) and you can check it out athttp:// www.realtracs.com MLS # 982851. We are having an open house this Sunday 2-4.

Sylvan Park's zip code is 37209. Homes below $250K typically are 2 bed 1 bath with somewhere around 1000 square feet. Additionally, those homes go under contract quickly. Many of the current ones on the market are contracted. You'll also find "Sylvan Heights" adjacent to this area, however, you won't find alot of the circa 1910-1940s stock.

Inglewood is a robust, established neighborhood with a smart neighborhood association, and interesting thing happening monthly in the area. When you look at budget across the Nashville area, the places you will find homes at that price with the "big tree" type of neighborhoods, are in 37216, 37206, 37207, 37115, 37211. As far as "unsafe," click the link below for a map-based crime log. Once you land on that page, scroll down 1/2 way and look on the left of the page. Click the "Interactive Crime Maps" link.

37204,37206,37207 and 37209 are the area's you'll find homes of that age in. Search Google for "Metro Nashville crime stats" and you'll find an interactive map that shows crime stats for the areas you are interested in. You'll find good and bad pockets in all of these areas, but generally speaking, areas where all of the surrounding home prices are in the 200's are better than average neighborhoods. A good way to get a feel for the character of a neighborhood is by driving through and observing the condition of houses and landscaping. If you aren't in the Nashville area yet, Google Maps has enabled street view for most of these areas so you can take your own virtual tour. Happy house hunting!

Inglewood is a great area in East Nashville that is up and coming. There's a house in that area that I love driving by to look at because it has an old mill in the front yard near the street set among some trees. It is so cozy feeling. You could also search a few other areas in East Nashville like Lockeland Springs, Historic East End, Eastwood, Historic Edgefield, and Maxwell Neighbors.
I'm not sure what style you're seeking, but there are some homes built in the 50s that are mostly ranches in two different areas: 1) West Meade and 2) Crieve Hall. Both areas tend to be set around mature trees and larger lots. Both areas are relatively close to downtown (15 minute drive or so). I mentioned them both because the entry point into those neighborhoods is not much less than your budget, so you'll have a few less to choose.
