Looking for an investor friendly real estate agent

Need an investor friendly real estate agent who is familar with the Houston area. I am a local real estate investor looking for a new real estate agent.

Requirements:
- Pull comparable sales / rental rates from MLS
- Have access to properties / availablity to show properties
- Availablity to submit offers to individuals, banks, short sales, and HUD
- Identify the current inventory in X neighborhood as well as months of inventory to sell
- BIG PLUS: Access to pre-foreclosure / short sale listings / off MLS deals

I am a cash buyer, and can typically close on these homes with-in 7 business days. If you think you've got what it takes, respond back and I will email you my criteria. If you can find it, we can start looking right away. I am looking to purchase 5-6 homes within the next 6-12 months.

I noticed that you posted this last March-- are you still looking for investment property in Houston? My name is Randy, and I am a licensed real estate agent at New Western Acquisitions. I have a team of a dozen guys-- all they do is drive around Houston to make offers and place bids-- they also use MLS, short sales, REOs, etc. You do not have to pay a commission, and you do not have to place any bids or offers (all of our homes are deeply discounted, and acquired on a first-come, first serve basis). I work with a few investors now, and I have learn alot of the investor habits and trends I have access to non-mls destress properties since I market to these homeowners to try to sale there home before they lose it wouldnt it be a great partnership if I had a cash buyer to take with me. My target area is Katy,Cypress,Copperfield and All of area 8 which is highway 6 from to beltway 8 and clay to 290 I also target highend properties in that are in pre-forcloser. I have a fannie mae and chase account and my office also has an Hud account none are currently friendly to investors but that will soon change.

Friendly, investor friendly, and an excellent numbers guy; what a deal! If its on the north side (generally in-and-around 77070, 77379, 77069, 77429 and much of 77388, 77375, and 77375), I can help. I'd be happy to talk with you about your plans. You just missed an excellent one that was snapped up. I know of decent one that will be available in the next few months & I'm always looking.

Thank you for listing your criteria ... it's a great help. I'm quite familiar with the components of locating, purchasing, listing and selling investment property. My wife and I have over 35 years' experience in the Greater Houston market, and have worked with many investors.
