Help me out and define "Buckhead area."

My first thought for you is Cross Creek Country Club.

My second thought is there are likely no lease permissions available.

Condos, lofts and townhouses are lifestyle choices, first, foremost, and always.

The median price pattern for C,L, &T in metro Atlanta from 1980-2007 was basically a flatline.

By 2002-2006, the older buildings started to show higher and higher costs of common ownership, and declining prices - newer inventories skyrocketed.

In the past ten years, I'm confident that if I ran hyper-local submarket, and hyper-specific price range numbers for "Buckhead" then I would see a rocky, road for any "investor."

And, that there are virtually NO lease permissions available in your extra low price range...

Buy land. They stopped making it. There are way better buys for your price in single family and multi-family properties.
