Looking for an experienced local real estate agent at Rocklin

who can help me negotiate the price, the upgrade options and the closing costs towards buying a new home at Whitney Ranch (especially with SheaHomes at Whitney Ranch), who is patient enough to work with a long-distance client and to help me understand/handle the paperwork remotely.

I am a first-time home buyer from Bay Area with excellent credit score (close to 800) and I will put 20% down payment. Since I'm not local, the fewer trips the better. I just can't simply drive 300-mile two ways for just a signature. :-)

P.S. Since exclusive buyer broker contract is optional in California, I have no intention to sign that.

I relocated to the Rocklin Area as well from the Bay Area, I would suggest you interview a few different agents to determine your comfort level. You will never have to drive 300 miles just for one signature. After your initial contract is signed and the deposit is taken, most signatures can be done by fax. As a Resident and Realtor in Whitney Ranch, I know the area well. I have sold many homes in the community, and I am available to assist you in your home purchase. Contrary to what many people think, inventory is very low. The bank owned homes are no longer flooding the market, and builders are releasing much less inventory. There continues to be demand, therefore, we are experiencing less negotiation than we have in the past. Some builders are more reluctant than others to negotiate, and I am happy to share that information with you.

It is recommended that you see the property, accompanied by the agent you choose to represent you, prior to closing escrow.

I do not ask my buyer clients to sign an exclusive buyer broker contract. This also gives me the freedom to release the occasional client that is unrealistic and unteachable. The builder, however, will require you to register with your agent as designated representative. The agent will not be recognized by the builder unless this is done, and done early in the house shopping sequence. So while the BBA is optional, some form of written acknowledgment is required in order for your agent to be paid.

Getting signatures is the easy part. Facsimile is usually an accepted part of a real estate transaction for many documents. When a live signature is required, notary service can be arranged to meet you at your home or office.

I love to travel to the Bay Area ( I grew up there) when I have business there.
I traveled to the Bay Area often in the nineties to sign contracts.Nowadays with electronic signatures it is less common, though still an option.
