Looking for an expeienced & excellent buyer's agent in Westchester who won't laugh at a below $900k
budget for our requirements... we are analytical and relocating from out of state but know the areas well enough. We need stats and guidances on schools, resell, neighborhoods and we need them fast. We are interested in Lower Westchester County, NY to slightly above 287. Please suggest qualified professionals you may know or have worked with. Thank you.

I don't think too many agents would laugh at working below the $900k range. If you are analytical, you might like my blog site. I personally feel that location is key with respect to transportation issues. You might enjoy this entry from my blog sight for starters and stay tuned for the next installments.
No one has a crystal ball, but I believe that being near a train station and I-287 will be key for values in the near future. I can not comment as to school systems nor can any other agent. We can only send you in the right direction to do the research yourself. To do so is a violation of fair housing laws and could result in a massive fine and loss of license. Clients need to understand that this is our livelihood and we can not afford to violate the law in this matter. For openers, there are testers who test agents and the law is genuinely for the public good. It dates back to the days in which certain ethnic groups were deliberately steered to specific neighborhoods - sustaining a segregated society. We provide area tours so clients can become familiar with different areas and what is available with respect to price point, property size, taxes etc. With respect to school information, I would suggest going to my website and clicking on links which can provide you with statistics for the diffent schools and once you have narrowed your choices we can arrange for you to visit the schools for a tour. No one has a crystal ball as to the market in the future but if the last 40 years hold true, historically there has been an average 7% annual appreciation in real estate in the area. Once you get more familiar with Lower and Central Westchester, the information you accumulate will fall into place for you. Nobody should laugh at your price point. When any individual is buying a home it is a serious matter. Usually this is the largest single purchase people make and the most valueable asset that they hold and that doesn't even take into consideration that this home will be a place where memories accumulate for many years. You have already received the best answer for your question so I would not try to compete with Zack since I am realtor and Zack is not.
Good school district is one that you are feeling comfortable with and is a good match for your children. Lower Westchester offer a lot in terms of public schools, recreation activities and it is generally considered suburban area with city/cosmopolitan feel. Commute time to NYC is great with enough express trains in morning and afternoon rush hours. In Sound shore (costal) area of Westchester I would recommend Rye, Mamaroneck, Larchmont villages with a lot to offer for you and your kids without changing your budget. Rye Brook is another option for you and you can definitely get more for you budget in terms of space and land without any compromise on schools. Considering the median home price was $685k last year, 900k is a good number. I will echo what Zach said, This will depend school district you want and you other must haves, needs, and wants. Your budget is very realistic for this area. You won't live in a McMansion, but you can get a nice house so no Buyer's agent should be laughing at that. Oddly, you're my direct competition :). We're about the same for budget and looking in the same areas although we're willing to go a bit more north. Realtors can't comment specifically on school districts since its subjective (sorta, I don't care how subjective you are, Woodlands sucks, so does Yonkers, if you don't admit this, you're in denial) so you'll get a bunch of links like greatschools and psk12 etc. I don't find either to be particularly helpful. But since you have the same name as my daughter, and she's the cutest thing ever (I may be biased), I'll answer. First, your budget needs to change, 900k means a very different thing depending on where you're looking. Figure out what you want to pay monthly for mortgage and property taxes. After doing that, you'll get a better idea of what you're top purchase price will be per town. In lower westchester, we've been in the following school districts: Scarsdale, Edgemont, Ardsley, Irvington, and Bronxville. Bronxville is unaffordable but is the most south so I leave it in my emails alerts just to see what comes up. Of those, Edgemont and Irvington tend to have the highest taxes by a decent amount which is strange, since Edgemont is scarsdale-lite and Irvington is probably the weakest district in that list. Ardsley and Scarsdale are similar in taxes if you're in Ardsley village, if you're outside of it (you'll see Greenburgh or Dobbs Ferry rec on the listing) then the taxes will be a bit lower. Ardsley tends to be the most affordable and it seems to have a "its not scarsdale" stigma attached to it, which is strange in my opinion. Living is Scarsdale is like buying diesel jeans. They're like $300 or something totally stupid that can never be justified and you only buy them to be able to say "I'm wearing Diesel jeans!", which is generally why people want to live in Scarsdale. Anyway, all those school districts are good. Slightly North of 287 isn't much. Blind Brook (Rye Brook) is slightly north and very good schools, but its not real near a train station so you'll have to drive into Port Chester or Rye to catch the train. If you're willing to go north to like Chappaqua, you can add in other districts like Pleasantville and Chappaqua which are on train lines but they're not slightly north of 287, well, unless 5-10 miles is "slightly".
