We have high FICA scores, pre-approved for conventional loan, have 20% down and are non contingent. My wife is a beginner realtor but we are willing to go with someone else if it betters are chances of buying a home.

Hi Highficainsd,

Believe it or not, the "finding the house" part is actually the easiest part of the deal. It’s the "what to do next" part that you and your wife can use help with.

As an agent, she might consider offering another agent or broker a 75% referral split, so she can keep 25% in her pocket. Her broker would have to approve it of course, but this would be a great opportunity to shadow another agent to get some invaluable experience. In exchange for the 25% she keeps, she could agree to do more of the groundwork than a typical client.

Now, if the "finding the house" part seems more difficult than you thought it would be... you’re not alone. The most successful, seasoned agents are having a challenge finding good inventory these days because the government and banks have been working together to artificially limit supply. Word is, this problem should be easing over the next few months, but yep, its slim pickins these days.

One of the most important things about making an offer on a REO property is making sure you follow the banks "offer guidelines". Each bank requires different things within the contract and in many cases when there are multiple offers the listing agent will not inform you or your agent of the problems within your offer. They will just submit the offer as written and the bank typically will then only look only at properly formatted offers.

Since your wife is also an agent I can offer you a commission share and walk her through the process from making an offer to closing. I have been working in San Diego for over 10 years.

The price point you are looking at in Rancho Penasquitos is VERY competitive. I suggest you work exclusively with one BUYER'S agent who can get you the information necessary to make educated decisions, write up strong offers and present them quickly. You will need to be prepared to make multiple offers in this market. Many of the Trulia agents would be happy to help you.

Does your wife know someone in her office that has a lot of experience? You'll need that experience due to the extreme challenges buyers are facing right now in this market, which is probably why you are looking for someone. . I have an ABR designation with 20 years experience near you.... sold many REO's... good luck!
