I live in and have sold several homes in West Wash Park. There's a lot of great deals on the West side of the park right now, about 6 on the East side of the street (Even Numbers). This is preferable for resale and views as the blocks go down hill from Corona until Pearl. The East Side will give you "Mountain Views" (in the winter at least). If you're looking to rent the place it out, it will be tough to cover a mortgage over $300K, so you'll either have to take a loss or put a lot down. There's a lot of great property managers who live in the neighborhood too!

I imagine that you are quite overwhelmed by all of the sales pitches you are getting here. I think that you should work with someone you are comfortable with as a person, because all of us have access to more or less the same resources. Communication is what it sounds like you need most since you are overseas. Also, all of our services are "free" (buyer's agents get their commissions from the listing agents, so as buyer agents, we are paid by the seller). Good luck.
You are going to have your pick of the litter here. I've been living in West Wash Park for over 11 years and have been a licensed mostly Buyer Broker during that entire time. My current home is on S. Corona Street and I rent my other home in West Wash Park (S. Logan). I also work a lot with investors and rental property is a specialty of mine... especially with the market being what it is (very tight and very favorable for landlords/owners). The houses are usually older in age which gives the subdivision the character with well cared for bungalow and tudor style homes. Finding a house that you like close to the park should not be difficult since the 161-acre park is at the center of the neighborhood with two large lakes, a boat house, recreatiion center. tennis courts, flower gardens and picnic areas. Greetings from Denver - I'm quite jealous of where you live as my whole family is from there (as I'm sure you can tell by my last name)!
I've been practicing real estate here in Denver for about 8 years. I live 3 blocks from West Wash Park....my kids go to school there and we go to church there as well. It will likely be the next place we move.
I originally got into real estate through being a developer, so I bring more of an investment perspective to real estate than most. We use the same systems and procedures to evaluate investment properties as we did when we purchased multi-million dollar projects. My investor clients love it!
One thing about West Wash Park that you'll need to know is that all blocks are not equal! It is still an area that has a lot of energy going into it, and therefore some blocks have been renovated while others have not yet been upgraded. Values swing quite a bit also by proximity and orientation to the park.
Before you choose a Realtor, you'll definitely want to "shop" for the best online search tool since you're buying a property from a distance. Humbly, I'll tell you that ours is the absolute best. I've included the link below.
