Courtney, Home Buyer in Denver, CO

Looking for a realtor who specializes in homes in West Washington Park.

Asked by Courtney, Denver, CO Wed Sep 7, 2011

My husband and I are looking to buy a home in West Washington Park. We currently live in Norway and would like to buy the house to rent out for 5-8 years until we come back to Denver and live in it ourselves. The house will have to suit our personal needs/wants as well as be suitable as a rental. We have a maximum budget of 650k. I'm specifically interested in houses very near the park, I like Corona street but am open to other streets as well.

Thank you,
Courtney Holmes

Lots of agents claim to specialize in Washington Park, so I would make sure you find someone who really knows there stuff. Personally I live and work in Washington Park, and run two laps around the park itself several times a week. With a budget of 650k you should be able to find several homes close to the park, but how close to the park you can be will depend on how much home you want to purchase. If you would like to discuss what kind of home you can afford at what proximity to the park please feel free to contact me on my cell 7202893027 or email

I would suggest some other Realtors that really specialize in the Washingon Park area. Shelley Bridge and Laurie Erb. I wish you well in your search.

Good morning. My team (of 3) specializes in the near-core neighborhoods. We go into every home that gets listed in West Wash Park and can help you narrow much more quickly. We also wrote an algorithm we run each morning against the MLS to guide us as to which are the best values (comepared to the most recent comps, which are "under" priced by the largest margins). You did not indicate anything further about those wants/needs, but here are some homes I can heartily recommend, it just depends on the style you seek: 740 S Corona (MLS# 1027955), 711 S Corona (MLS# 1028191), 477 S Downing (1030611), 967 S Ogden (1025361), 765 S Ogden (1029204), 802 S Washington (975901).

When will you be in town? If you can contact me at, I can send you the spec sheets on the above and also discuss the rental specifics. Best, Nicci Hyatt

Hi Courtney,

I live in and have sold several homes in West Wash Park. There's a lot of great deals on the West side of the park right now, about 6 on the East side of the street (Even Numbers). This is preferable for resale and views as the blocks go down hill from Corona until Pearl. The East Side will give you "Mountain Views" (in the winter at least). If you're looking to rent the place it out, it will be tough to cover a mortgage over $300K, so you'll either have to take a loss or put a lot down. There's a lot of great property managers who live in the neighborhood too!

Hello Courtney--You have a solid plan in a solid area (I owned and rented a home on South Clarkson Street for years). The rental market for 3+ bedroom homes is very strong right now, and with interest rates so low it is also a perfect time to buy. I represent clients that do both and would love to talk more with you...feel free to call me at 303/929-2242 or e-mail

Hi Courtney,
My wife grew up in Wash Park and I moved to Denver in '98 and lived there as well. We would definitely recommend Amy Kissinger of Coldwell Banker. Please reach out to her at You'll love working with her.

Hey Courtney,

I imagine that you are quite overwhelmed by all of the sales pitches you are getting here. I think that you should work with someone you are comfortable with as a person, because all of us have access to more or less the same resources. Communication is what it sounds like you need most since you are overseas. Also, all of our services are "free" (buyer's agents get their commissions from the listing agents, so as buyer agents, we are paid by the seller). Good luck.

You are going to have your pick of the litter here. I've been living in West Wash Park for over 11 years and have been a licensed mostly Buyer Broker during that entire time. My current home is on S. Corona Street and I rent my other home in West Wash Park (S. Logan). I also work a lot with investors and rental property is a specialty of mine... especially with the market being what it is (very tight and very favorable for landlords/owners). Would be glad to assist with your purchase. Best of luck to you!

Morning Courtney,

I work a lot with out of state buyers and it will be my pleasure to help you find the right property. I own several rental properties in the area and one of them is in West Wash Park. I lived in it for the first 2 years and it has been a great rental for the last 5 years. The location is super desirable, because of the proximity to Louisiana light rail station, Wild Oats, Pearl street restaurants and of course Wash Park. The tenants here are usually financially secure and responsible young couples and they take very good care of the property. I will be happy to help you find the right property here and help you get it rented as well. Please call me or email at your convenience.

Thank you,

Hi Courtney,

I am a native of Colorado and grew up only a few miles outside of Washington Park. I am very familiar with the Denver Metro area and would be happy to send you the current listings of houses available in this area. Washington Park is a very sought after area in Denver because of their central location. The houses are usually older in age which gives the subdivision the character with well cared for bungalow and tudor style homes. Finding a house that you like close to the park should not be difficult since the 161-acre park is at the center of the neighborhood with two large lakes, a boat house, recreatiion center. tennis courts, flower gardens and picnic areas. Average lot size is 4,750-6,250 sqft and the average home size is 950-1,300 sqft (not including the bsmt). I would be pleased to help you find a home in this area to await your return to Denver. Our company also does property management so I would be able to help you with the rental end. Please feel free to contact me with any questions.

I just close a Buyer on 421 Pennsylvania last week and 233 Washington the month before and have had many sales in West Wash Park in the last few months. I have been in every home and have references ready for buyers in the area. Please contact me for references from west Wash Park Buyers.
We do property management and have renters looking in the area for homes as we speak. We sold 750 S. Washington and rented it out just like you need.

Hi Courtney!

Greetings from Denver - I'm quite jealous of where you live as my whole family is from there (as I'm sure you can tell by my last name)!

I've been practicing real estate here in Denver for about 8 years. I live 3 blocks from West Wash kids go to school there and we go to church there as well. It will likely be the next place we move.

I originally got into real estate through being a developer, so I bring more of an investment perspective to real estate than most. We use the same systems and procedures to evaluate investment properties as we did when we purchased multi-million dollar projects. My investor clients love it!

One thing about West Wash Park that you'll need to know is that all blocks are not equal! It is still an area that has a lot of energy going into it, and therefore some blocks have been renovated while others have not yet been upgraded. Values swing quite a bit also by proximity and orientation to the park.

Before you choose a Realtor, you'll definitely want to "shop" for the best online search tool since you're buying a property from a distance. Humbly, I'll tell you that ours is the absolute best. I've included the link below.

I see a lot of responses here, but I do hope to be able to connect with you privately either via phone or email. I tell my relocation clients to consider me their "Denver real estate concierge", and I do hope to be that for you as well!

Look forward to hearing from you,

Hi Courtney,

I am a Denver native and know the area very well. I also own rental property. I work for what I consider to be the best company in Denver, Your Castle Real Estate. We do extensive market research on all neighborhoods in Denver so we really understand the market. I have a background in Internet website development and use my website to make it easy for buyers to work with me to find a home or investment property. This makes it especially easy for me to work with people who are not currently in the Denver area.

It's a great time to own rental property in Denver right now. The vacancy rate for single-family homes is less than 1.5% so it is very easy to find good tenants for your home.

Please see my website at to learn more about me and the services that I offer.

I look forward to helping you find the perfect home that will also make a perfect rental for the next few years.

Hi Courtney,

My wife and I live in the immediate area and are very familiar with what's available. In addition we own and manage rental properties, so have the added perspective to help you evaluate a potential property as an interim rental. The good news is that this is a fantastic time to be purchasing - and renting - in Denver. Please feel free to contact us to discuss your specific needs and desires.

Best regards,
