Looking for a realtor I can rely on-

I am planning to purchase a home in the Las Vegas vicinity in the next year- I have a retirement income of 2100.00 - I plan on paying cash up to 80,000.00-I don't want any mortgage- My main priorities are-safety, a house that is structurally sound-I actually like older homes from the 50's-60's-I do not need granite!! I want an enclosed yard for my 2 small dogs and tile floors(which I know I can have done) I will be moving with one son who is finishing culinary school and my other son is in college- so 3 bedrooms. So I am a single mom-husband is deceased- I would like to keep in touch with a realtor while I am waiting for my settlement to come-(back injury from nursing job)-I have rented my whole life so I do not know if a first time buyer loan is better- I also had to file a bankruptcy last year due to destroying my back. I realise I am premature-but I like to plan ahead.

"I am waiting for settlement" means you don't have the money today. Homes in Las Vegas at the $80,000 price range are very, very attractive and are getting multiple offers Like you said, you are premature.

Hello Montgomeryytc. your 3 Bed 2 bath house for $80,000 in a decent area is not feasible. What you see today, wiill defintely NOT be around next year.

Call a few. There are plenty of them who expressed interest. Find one you feel you are connecting with. Be upfront , Tell them you would like to be educated on market values, etc. Tell them your plan. If you have a cash only sale you don't need a loan.

As a seasoned investor and a "reliable" agent, I would certainly question your desire for a 40 year old home in Las Vegas. The 110+ heat in the summer will drive the AC 24 hours a day. Insullation in older homes will NOT be very good, and that will cost you dearly. It would be interesting to hear other "reliable" agents give their views on older houses.

Picking an agent is like choosing a doctor. You should check their credentials, and then pick one you're comfortable with. You're going to be confiding in them and trusting them to aid you in what will probably be the biggest purchase you'll make in like.

since you would like to pay cash your bk should not matter, only with a loan are there time lines to consider

"-I actually like older homes from the 50's-60's" Don't think Las Vegas homes this old is a good idea.
The lack of insulation will cause your heating in winter and AC in summer to be bigger than a mortgage.
