We will be moving to the Brentwood / Franklin area soon and are considering homes in Governor's Club, Tuscany Hills and Avalon. There also appear to be some nice homes in Glenellen est and on Monroe Lane. We would appreciate any input on these or similar communities in the area. We are looking for a private, treed lot with no nearby new construction - and good value around $800k. Need a community pool or lot that can handle one. Thanks.

Perhaps your best bet for privacy would be to consider an older neighborhood in Brentwood. Brentmeade and Belle Rive are excellent choices and some of the houses have backyard pools and some privacy. Larger lots lend themselves to treed backyards and space between beautiful homes. Most homes in Brentwood have at least one acre and the lucky ones have trees for privacy.

The trick in these communities is finding that privacy you mention. Some of the established neighborhoods may have more of the trees you are looking for in your search - and no more building (grin). Are you familiar with BrentMeade, or Parkside?
Also, though Governor’s Club is a stunning community - maybe the best we have - its hard to find a private lot at this price point. Have you had a chance to review 26 Missionary Drive online (link below)? They have done a great job of creating a private area in back. Elevated from the street, and somewhat similar to those in Avalon, though not as severe in back - with a tree line and protected land creating your private space.
Isn't 'Tuscany Hills' great? The developers and builders worked to create a treed choice for new homes here in Brentwood. Its performed very well in our market because of them. Earlier this year, we were able to help a family build their main level living home, with stunning views onto these same trees. Does a custom home build, and that timeline, work for your plans?

In Franklin… Avalon is such a convenient location, with an impressive builder to match. He does great work (Glenellen builder as well). Would additional choices, with more land but 10-15 minutes further out, be of interest as well (few below)? Or more convenience and less maintenance?

The communities you mentioned are lovely; however the one thing that you said that hampers my excitement about them for you is, "no nearby new construction." I think you should also consider Laurelbrooke. It is a gated community located off Sneed Road that is more wooded than any of the communities you mentioned and has clubhouse, pool, tennis courts, and walking trails. Travel time is about 10 minutes to Cool Springs and 10 minutes to Green Hills from the subdivision. Many of the homes will be over the $800K price point, but there are a few that will be close to that price.

I would love to give some detailed information on your question. These are all great neighborhoods and communities. I see you have already done some good research. Please feel free to search ALL the homes available in the MLS on my website http://www.sstrickhausen.com under "Home Search". It would be a please in talking to you on the phone or email. Avalon is a smaller neighborhood but in some regards has more space than the Governors Club. On the other hand, the Governors Club is VERY private (24hr security) and has it's own golf course (if that is important). There are more neighborhoods that fit your description than the ones you mentioned.
