Brian, Home Buyer in Jacksonville Beach, FL

Looking for a private or portfolio home lender for a non conforming owner occupied home loan of $340,000. 80% LTV

Can use a non-occupying family member with perfect credit and good income to co-sign. We are a husband and wife with provable income but a short sale 3 years ago. Rebuilding credit is the reason we need a private or portfolio lender.
This is a no risk loan.

NON-OCCUPYING CO-BORROWERS
Non-occupying co-borrowers are permitted with a heavy emphasis on a strong co-borrower. There are no occupying co-borrower ratio requirements

11% to 12% rates, on 3 yr Ballooons with 8 to 10 points with 40% to 45%$ down?

Yale is a player again, and they are good to know about, but not for this situation.

A short sale 3yrs ago would not automatically cause a loan denial. As long as you have worked to re-establish your credit you could be eligible for an FHA fixed rate mortgage.

Try Yale Mortgage, they are a hard money lender in South Florida.
