No matter the market or area I still like to look for the perfect house that meets your needs and than see what kind of deal you can make on it. The home is only worth what someone is willing to pay. The Greenbackville & Captains Cove are all on the Northern tip of the Eastern Shore of Virginia, with in minutes of Maryland and the the beaches of Assateague. Great area if you love the water and open spaces, the taxes are good. I live a little south of the Greenbackville area in Greenbush. I have a 4br turn of the century Victorian on 3/4ac parcel of land an old horse barn and a 10,000 sqft warehouse and our taxes are $1,050.00/yr .Is that good I feel it is. The home I grew up in on Long Island is over $15,000/yr
There are deals to be had in any area. It is more important for the buyer to have what they need in order to be able to move on a good deal. A good credit score, a little cash in the bank does not hurt. The better prepared you are the better chance you have in securing that good deal.
Here is one I sold in Captains Cove on 4/22/2008. The price was listed at $173,500. It was reduced to $144,900 and it sold it for $120,000. The buyer felt that was what they could afford and that was what the owners took in this case it was a bank. Here is a link to that one.
