Stephanie, Home Buyer in Bloomington, IN

Looking for a home to buy in Bloomington, IN to get our children settled before the Man of the House returns from the Marines.

Needing something on contract or lease with option to buy until VA Loan approval. Any ideas on where to look? Currently checking Craigslist and such. Does anyone know of any other sites or someone possibly have something we are looking for?

First, I will suggest you work with a Realtor. It's really important you have someone representing your interest exclusively. If you don't have a Realtor, I will be happy to assist you.
Second, I think lease to buy arrangements are overrated. I believe the terms and conditions on those deals on those deals usually do not favor the tenant-buyer. I recommend you seek assistant from your Realtor and your attorney.
Third & last, I suggest that you explore all the possibilities for you to buy first. There might be some possibilities out there for you. If those are not available, perhaps leasing is a better choice for you.

I'd have to concur with Juan on this! All to often contract or lease with option sales are not favorable to the tenant/buyer. They usually require a considerable down payment, which should the deal not come to fruition you may loose.

Do you have any idea when your VA loan will be approved? What is your time frame of when you need to be in a house?
