Recently my offer was accepted, and now I need to find a good inspector for the house. House is built in 2000, a little over 3,100 sq.ft., 4 bedrooms, 2 1/2 bath. The disclosure from the seller showed that they repaired roof flashing and floor by the front door due to hurricane IKE (water damage).
I am only available on weekends to do the inspection.
What do I need to know about inspection? How to find a good inspector? Are the good questions I should ask while the inspection is going on? And how much does this usually cost?
I am a first time home buyer.

Congratulations on buying your first house! Your real estate agent can probably suggest a few home inspectors. My suggestions are to spend a few minutes with the inspector on the phone prior to the inspection to understand specifically what he will be inspecting and I would suggest mentioning the information regarding the hurricane. Some home inspectors do not handle pest inspection and you may need to hire someone seperate to look for signs of termites.
Here are some questions I would suggest asking:
1. The condition of major appliances and equipment such as the furnace, AC unit, and kitchen appliances.
2. I would suggest asking about the wires that bring the electricity into the house- sometimes the main wire needs to be replaced. This wire is exposed to the outside elements and over time normal wear and tear means this needs to be replaced.
3. The condition of the roof. Estimated number of years before you will have to replace the roof, or sections of the roof
4. Ask is there are any signs of water in the basement
5. Ask for a written report of the inspectors findings. Review this report carefully and call the inspector with any questions.
