I see you are pre-approved. Are you pre-approved for non-owner financing and also what type of financing are you pre-approved for? Most of the investors you are competing with in that range are cash investors willing to do a quick close.
I can certainly be friendly, but that raises the question of why that is important to you?
I would need to lay out a plan and get a better understanding of your ROI and so on before committing to represent you in a property search.
hat I have found with buyers looking to do what you are proposing is that there are usually financing restraints or limits or what most are really hoping for is to find an 80 k property and try and offer 70. A complete waste of time.
Homes that are bank owned or short sale are almost always competitively priced or under priced to procure offers.
So, as you can see, there are many things to discuss and I do have clients I can use as reference if you are interested as to the level of service I provide as a professional Realtor.
