Buying a home for investment is a great idea! Is there a particular reason you're focused on Cary only? There are some other nearby towns that will give you a better bang for your buck and still rent easily. I've helped over 100 investors look at homes in the Triangle area. I'd suggest looking in Apex, Holly Springs and NW Raleigh as well. They all have access to highways, shopping, RTP and other amenities renters look for.
