Looking for a family friendly neighborhood (parks, walkability, good schools) close to beaches (within 10 miles). Budget of 550K. Suggestions?

VISTA, CALIFORNIA by far. We've raised our five children in Vista and still own our home of 33 years. We wouldn't think of moving. We're in a semi rural area of properties where the zoning is 1 acre minimums.

Our particular piece of paradise is considered the BANANA BELT of North San Diego County and boasts of being Sunset Magazine's BEST overall climate in the World. There's over 300 days of sunshine. The average year around temp is 72 degrees. There are lots of properties with beautiful panoramic ocean views to the West or sweeping majestic snow capped mountain views to the ease.

There's only about 14-16 inches of rain annually. There's no smog. There is no snow. There's only about 2 weeks out of the year over 100 degrees and it rarely freezes or never freezes above 800 feet.

The thing I really like about our particular neighborhood, "Buena Creek", is that it's only 6 miles from the ocean the way a crow flies and you can be to some of the best surfing beaches in the World within 20 minutes.

Or you can drive to Palomar Mountain, Mt Laguna or Julian in less than an hour if you want a little snow. There's literally hundreds of miles of biking, hiking, camping, fishing, equestrian activities and myriad recreational activities within minutes away.

If sports are your thing. There's the Chargers, Qualcom Stadium and the Padres Petco Park within a 30 minute drive. Or you can hop on the Coaster or Amtrak and be there within an hour and don't need to worry about parking or traffic.

If its culture & social/night life you like. San Diego has it all. Theater, concerts, art galleries & museums, self realization i.e. yoga, spirituality, meditation, massage, acupuncture, Del Mar Race Track, Del Mar Fair.

For children there's some of the best schools, colleges and universities in the Country public and/or private and there's not a better place in the Country for children's sports and recreational activities. Your children can participate in anything and everything in San Diego.

But the bottom line is that our intimate little area is a very cozy and friendly neighborhood. In the 33 years that we've had our home here I can count the number of folks who have moved on one hand and the number of broken families on the other. Once you move into our beautiful neighborhood you won't leave.

Rancho Bernardo, Poway and Rancho Penasquiots are the best areas. They have the best schools and are 20 min away from the beach using highway 56 (Ted Williams Parkway.) There are 53 homes for sale in these areas under $550K. I'll put a link to the available homes in the web reference below.

Hello,

Some immediate thoughts came in my mind but the 10 miles to the beach may be the clincher. Poway, Rancho Bernardo and Rancho Penasquuitos are all family friendly in the award-winning Poway school district. For the price you mentioned, you should be able to get into a smaller home. These may be a tad outside the the 10 miles...but you could certainly be at the beach within 20-30 minutes. These are solid family neighborhoods with great schools, in your price range.
