20% below list price might not be good strategy. What if the home is 25% overpriced?
A better strategy is to find a home that is priced fairly in this market. To be honest, if a home is priced fairly and in good condition, it will most likely sell, so asking 20% off a home that has been reduced to the present fair market value is going to difficult to find. You might be able to get a home for 20% less that is in very poor condition, but you have to look at how much money you will have to put into it after buying it -- market value and condition should be the critieria, not 20% below listing price. Hi Scott,
Sellers are starting to learn that this market is a "price and beauty" competition! But many homes for sale (up to 40% in some areas) are still over-priced. So you may be able to find what you're looking for - my suggestion would be to interview a few Realtors to find someone you're comfortable with and who can help you find he right house for you.... Of course, I'd be happy to help you! Holly Holly A. Henke Keller Williams Realty 912-247-1124 hollyhenke@kw.com Wed May 7 2008, 11:38 Web Reference: http://www.hollyhenke.com

Good morning, Scott. Desperate sellers aren't too hard to find these days given our current market conditions. I have some more questions that will help me help you:
When you say wood floors, do you mean with a crawlspace foundation or hardwood flooring? The price range $150,000 and below - is this the offering price range or the listed price range? Are you looking for a primary residence or a rental property? This will affect which areas of Savannah to begin searching. Answering these questions would be the first step towards your investment. Please feel free to call me if you need clarification of any of the questions, I look foward to the opportunity to help you.
