Looking for a condo/apt/townhome in the greater Ft Lauderdale, Pompano, Hollywood and /or North Miami area.

Investment with 2-3 weeks personal vacation time per year and subsequently a winter home in 4-5 years, what is the best way to find one without spending hours sifting through mostly distressed properties in line with our cash budget and who is the best agent/realtor to help in this process? Please advise

There are numerous competent realtors within the broad area that you defined. If you are looking for a condo in Fort Lauderdale, etc you can search for currently available listings on any realtor website.

Whichever Fort Lauderdale real estate agent you choose will have access to the same information as any North Miami realtor who will have the same information as any Hollywood real estate agent.

Realtor websites are tied to the multiple listing system and are updated daily. So, to answer your question, the best way to find a place is to pick a real estate agent in Fort Lauderdale and tell him or her exactly what you are looking for in terms of location, size, and price range.

Your realtor in Fort Lauderdale will find you what you are looking for. The seller pays the realtor's commissions,not the buyer. So you are not paying for anything except the property you eventually purchase.

define what you want: size, age, amenities, location (Pompano to Hollywood is a fairly defined area to search. But then going to North Miami includes Hallendale, Aventura, Sunny Isles) and , most importantly, price.

Norm,

Your best bet to find a home without having to sort through properties yourself is to work with a qualified Realtor whom you trust. Once you share your criteria with your agent, he or she can sort through the available properties and present you with only those homes that meet your criteria. Not only will this save you time, but money as well - a buyer's agent fee is paid for by the seller.

The best way to find a Realtor is by word of mouth and/or positive reviews. Good places to find Realtor reviews are on websites like this one, Zillow, Google, Yelp, etc.
