I would also like to offer my services. If you have already chosen the property (and even if you have not), I am happy to help facilitate the deal. My services as a facilitator are charged based on 1 percent of the sales price--any charges above that fee can be used to negotiate a lower overall sales price, which provides both the seller and buyer with many benefits.

Looks like you have a choice of Realtors. I was surprised no one mentioned their negotiating skills. I must say I am a very good negotiator. I don't believe in playing tough. I try to find soft areas of the seller and or theri agent. I try to build a relationship. I try to find out what is important to them I do what is necessary to secure you a good deal. I am closing on a property next week that my buyer was going to offer $20,000 more than I thought necessary. Instead of going along with my buyer and securing my commission I felt out the agent and suggested it we try a lower amount. I saved them $10,000 plus got them to do some minor repairs. Today I was on the phone the the escrow company trying to get them to waive soem fees. I am always trying to save my clients money. I treat each tranaction as if it is my owne. Wolf, I've been participating on this site for a little while now and read through quite a number of posts from the various agents. You'll see by looking through my posts that in general I'm not terribly impressed by many, perhaps most, agents. But Marcy Moyer stands out as one of the most balanced and straightforward, inasmuch as you can make that determination in forum like this. Just my 2 cents.

Do your due dilligence! Consider visiting some Open Houses in the area of Palo Alto that interests you most. Ask whether the agent holding the Open House is the listing agent on that property. If not, then they are there to find buyers to help. Look for individuals you find knowledgeable, excited to help you, and inquisite of your needs. If you don't feel a certain connection or chemistry with them, you can always get in touch with me. Good Luck!
