I am searching for a home in the North Wales area. My specifics are: under 20 years old, 4 beds 2 1/2 baths, master bedroom with garden tub and shower, finished basement, approx 2300 sq ft, 2 car garage all for under $350,000.00. Pretty much I am looking for a bargain. The ideal property is under mls #540187. Looking for advice on how to obtain my dream home at a bargain price. I currently own a home but do not need to sell in order to purchase.

Everybody is looking for a bargain. Your first step is to be pre-approved as other agents had stated. My company does offer free no cost, no obligation for a pre-approval. Let me know if you have any other questions or need further assistance. I would be happy to help. It couldn't be a better time to buy.

First, if you are not paying cash, you will need a pre-approval. After you obtain a pre-approval, decide how much you can put down on the home and how soon you want to move. If under 3 months, start looking right away. Most sellers will accept a lower offer if you settle in under 30 days. So be prepared to move asap once an offer is made. I have a home in N. Wales that has all the upgrades and will be up for Sale next month. What homes can I show you in the meantime. Let me know, Or just email me with all your questions and I will get you on the right track. Let me know if that helps.

Sianni,

Unfortunately the MLS # you posted is missing a digit. But, I can tell you your best bet would be to go after bank owned or short sale properties. Plus the fact that you do not have to sell to get into that price range will really help with the negotiations. Keep in mind that these type of homes sometimes take a little longer to get to the settlement table. A Buyer must be prepared to be flexible for the most part. But to get a home under value is usually worth the aggravation.

Feel free to search http://www.hughhenryjr.com for more info and homes for sale.

Our office does provide property management if that is needed.

Let me know if you need any guidance.

Take care, Hugh

Sianni,

Within North Penn, there are 3 properties, meeting most criteria, that may be of interest; all less than 10 yrs old.

Regarding obtaining a dream home at a bargain price, a skilled negotiator acting as your advocate can assist you in realizing that dream in the current market environment. A combination of tactics and factors can work to your advantage today. Good hunting!

Hire a great agent that knows the area, can recognize a great value, and will work hard to get you the best possible price. I believe the key to your success is not being attached to the outcome and being able to walk away if the numbers just are not right. Hope this helps!
