Looking for a Realtor/REO specialist.

We will be moving to Sarasota in the next nine to twelve months. We are currently in Sarasota checking out neighborhoods. We happened to come across the area west of "the trail" at Siesta Dr and love the feel of the neighborhood (i.e. tropical landscaping, bungalow style homes). We are looking for 2BR min 2BA public water/sewer, no Chinese drywall, in the 200K price range. Is this possible in this area? Our preference is to be within 15 minutes of the beaches. If you can help we would like to meet with you at some point this week.

Skymarc7, Most neighborhoods east of 1-75 are approximately 20 minutes drive time to the beach (given traffic conditions) Your price point will allow you to find a condo or single family home in different areas throughout Sarasota county. The area you have selected (aka West of the Trail) has price points in the upper 300s more in the mid 400s and up. There are neighborhoods with mature landscape that you could find in other areas.

You're getting some good advise from others. Your price range is definetly east of the trail and not west of the trail. Many good neighborhoods south of downtown are within your price range. Get your pre-approval from your Lender or we can provide local assistance. All Foreclosures will take pre-approavl submitted with purchase contract. Many of our foreclosures are receiving multiple offers and as many as 7 to 10. Inventory is low and Buyers are finding it more difficult to find their dreamhouse in Florida. Prices are stabilized and actually increasing in certain areas. I wouldn't wait too long. Decide on a good Realtor and let them go to work for you.

What an exciting time for you! If you are not a cash buyer, but interested in financing your new home, it would be worth while discussing your intended move as it relates to your mortgage financing now. That way you could set up for the best possible purchase and financing scenario. Also, you generally need a PreQualification letter to accompany any contract offer.

Skymarc7 , you picked a good neighborhood but no not for 200k sorry, more like low 300,000. As far as chines drywall, you know if you a person fixed 1 small patch in there home during those yrs. then maybe maybe but you would see effects in home at this point for it has been several years and the erosion should of occurred by now, saying all this only an inspection of will tell for sure
also if you are looking to get a mortgage be pre-approved it will help alot. For if you are interest in REO then with all offer you must submit either proof of funds or pre-approval letter in order for bank or a short sale bank to review you offer, so getting your i's dotted t's crossed is very important. there are not as many bank owned properties on the market and when they do come up they are gone fast, wrote 8 offers in last week alone on 8 different properties all got into multiple offers and 1 had 10 offers on it all within 3 days so be prepared the good ones go fast even in this market do not kid your self, just being straight with you, my jub as your agent is to get you the home you like in this market, not the agent who shows you a home, you fall in love with only to then wait 3-5 days for you to talk to a lender only for that home to be gone and then you mad at me because you lost that deal you wanted. Most of the neighborhoods west of the trail in Sarasota were built in the 1960’s and are simple, ranch style, block homes. South Gate and Gulf Gate might be neighborhoods you would be more interested in within your price range.
South Gate is one of the more desirable parts of Sarasota. The subdivision is a short drive from beaches and downtown Sarasota. The community was developed in the 1950’s and most of the homes are older and are undergoing renovations.
Gulf Gate is a convenient location to the entire city of Sarasota. You can bike to Siesta Key from here. Nearby are restaurants, shopping, golf and more. Gulf Gate offers a mix of condos and homes. All ages live in this area. There are sidewalks and native oaks along the way.
There are some other neighborhoods that might be of interest such as Country Place, Gulf Gate East, Gulf Gate Woods, Beneva Woods, and possibly Forest Lakes Country Club.
It really depends on if you are looking to pay HOA fees and what amenities you might be looking for in a neighborhood.

It is going to be very difficult to find anything worthwhile in that price range in the area you refer to. I looked very quickly at the MLS & the only properties are 2/1 homes under $250K. You can go east of the Trail and find some homes in your price range but in all honesty, west of Trail is out.
