You may also want to add villas to your list. There are not as many, but there is less of a financing issue. I would suggest focusing on Clearwater, Dunedin and Palm Harbor.

Bryn Maur & Imperial Oaks are in the Countryside section of Clearwater. Gleneagles and Harbor Club are in Palm Harbor. There are several in the 55+ categorey.

We are originally from Connecticut and started with a vacation home down here in the 80's, until we threw away our snow shovels permanently.

You brought up a very good point about Grand Veneziz. Banks won't lend money due to all the foreclosures and high investor ratios on certain complexes because it is too high of a risk. One more questions? 55+ community or not? If you would like I could send you a quick search of whats available right now or set up a custom search you could follow daily.

I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS which updates daily: price changes, solds & withdrawns, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. Places you are interested in put in your favorites. If there are financing issues I will update you in the memo section. Most lenders, who do condos, are requiring 20-25% down currently. If this is something you would be interested in let me know.
