Looking for MODULAR (not mobile) home dealer/agent to assist with purchase of a home.

I would like to put together a package of 1-2 acres of land & a small but nice modular home. I've been pre-approved for FHA loan with a major bank, so I don't need financing - just someone to put the package together and take my money.

Please contact if you can help or know somebody that can.

I'm way late for this one but it just popped up on my radar so here goes anyway.

Today's "Manufactured" "Factory Built" Home is constructed exactly like any Site-Buit (Stick Built) Home. In most cases even better inasmuch as they are built in a indoor climatically controlled environment and inspected by a liecensed HUD inspector through every phase of construction.

As a RE Broker, Manufactured Home Dealer, General Contractor and Manufactured Home Contractor in California, Arizona, Oregon and Florida for the past 25 years I can assure you that having built equally as many site built projects as I have Manufactured Home projects that I would select a manufactured home any day.

How are both of your modular home pursuits going?

I think that in the right Intown neighborhoods, cool modulars are super practical - tear down lots with a 1/2 acre or more are available for less than $50,000 in many neighborhoods close to ATL and DEC, but I think that the biggest challenge is identifying a talented, and motivated builde who can think outside of the oh so typical box.

The designs are out there. The green and recycled materials abound.

I would love to hear how you are both progessing!

Hi Joanie - I know they have lots available but I think they are lots in mobile home communities, since they do both. The Center nearest Atlanta is in McDonough though. What I plan on doing is getting a lot on my own, and then putting the modular on it. Another I think might be helpful are Building Systems Networks. They are in Georgia (770) somewhere - I had done a web inquiry and the guy had emailed me back when i first started looking, but I had never responded, because I wasn't quite sure what I was doing yet. I will be contacting him again soon, now that I really know what I want to do.

Hi Joanie - have you checked Palm Harbor? They do some decent modulars and from the general quote I got - $45-65 per sq ft. If you find any others I would love to know - I'm looking to do the same thing.

I've seen many larger tracts sell for the same price - but regardless Jackson is way too far. Looking in Lilburn/Tucker - maybe Stone Mountain. Could consider going a bit further out but not much.

Dan or anyone what could I expect to pay for a 1500 sq foot home... basic nothing fancy... with installation? I have called a few dealers, two of them I spoke with today weren't very pleasant on the phone.. I guess the economy is going great for them.

Look in the yellow pages. You should find mobile/modular home dealers listed. Where I am we have dealers that handle BOTH types on the same lot. They already have builders and lots lined up. They also have the financing ability for this way of buying a home. Just calling some of these dealers should give you what you are looking for. Then it is just finding what you want, looking at the materials used (quality varies by mfr.) and finding which dealer will give the best deal. Remember, a modular home can be modified every way physically possible. You can order just about exactly what you want. Good luck.
