Foreclosed properties aren't that common in highly desirable communities, but you can find a few townhomes in Cupertino. You may want to expand to the areas of 95129 and 94087 directly adjacent that have the same (high quality) Cupertino schools. 94087 in particular (Sunnyvale) has some townhomes in the $600K range, less if you are open to 2 bedrooms and 1 bath. Also there is a corner of 95051 (Santa Clara) that feeds to Cupertino schools, but the homes are older.

You can find bank-owned homes in Sunnyvale 94085 but the homes feed to different schools and they won't sell for as much as homes in Cupertino!

You're in luck for financing as well since you can get conventional financing on a condo up to 95% with a 660 credit score in California. This opens up some options to properties that may not have gone through the process of FHA approval. There are many eligible properties in Cupertino.

I would be happy to help you find the best deal in Cupertino ... send me a quick email and I will email you back all of the foreclosed homes in the area as well as a list of pre-foreclosures, which will usually get you an even better deal.

I have lived and worked in the area for 20+ so I can recomend the best neighborhoods in your budget.
