Dear Lisa,

Without knowing the community you're considering, it's impossible to help. Some associations have had recent increases in their assessments and so a low price may reflect a seller's response to increased costs. With the unit having been "born" in 1973 reflects building codes of that time frame. Depending on many construction elements, insurance costs may be comparatively higher in an "older" building!

The best way to look at value is to look at recent area sales.

Take a look at the most recent sales in SW Florida on my website at http://www.napleshomepage.com/recent_sales_menu.htm

Just select from the dropdown menu your community and the most recent home sales and type of home (Condo, single family or duplex) will appear. Magic!

I would always suggest working with a local realtor, like myself, as there may be additional costs, like special assessments for an association, that may change your mind.

Hi Lisa
It is hard to set a value on something you haven't seen. The area your talking about is between Bonita Springs and Naples Park. There are a lot of good deals there but they could range from 185,000 to 700,000 does it have water access? Is it a double lot? Is it west of Rte 41 or just East of it? Is it a high rise or a 1-3 garden style condo? As you can see there are a lot of variables. The best way to find out if it is a good deal hire an agent who is familiar with the area and look for their guidance.

Hi Lisa,

This sounds like a real project....As you are aware, in the current market, there are many newer condos, requiring no upgrades that are being sold for great prices.

Without having a better feel for the location, community, view, proximity to beaches & shopping it's difficult to comment on a fair price. A general blind folded guess would be under $200,000. And it could be a lot less.
