Location is the key. 34110 covers a wide area. to be able to give you the right information it would be mandatory to know the property address.
Only this way I could provide you with a CMA and to give you the right recommendation.
Everything else would be a wild guess ;)

Similar homes could have totally different community amenities and corresponding fees. Some communities have special assesments or deferred maintenance that will affect property value... but look great in pictures. Therefore, if you are considering a particular Naples community, your buyers agent will ask you quesitons to determine the type of home you need and try to inform you about the costs, fees and restrictions. If you wish to look at the Naples Real Estate market you can use our website http://www.agent4naples.com to search. When you need specific details like comparable sold homes, community costs and fees or details about the HOA or community your agent will provide that for you.

Hi Lisa,
I agree with the comments below that it is impossible to suggest a good price without knowing the details on the property you are considering. One positive note about this older condominium is that it is more than likely in a stable community. Condominiums built since 2004 are getting resistance from lenders, so it may be easier to finance for you or a potential buyer after you renovate it.

Let me know if you would like me to provide a Comparative Market Analysis for the condo to help you determine a price. There is no cost to you. I could also go with you to preview if it is listed on MLS. Good Luck!

Dear Lisa,

Without knowing the community you're considering, it's impossible to help. Some associations have had recent increases in their assessments and so a low price may reflect a seller's response to increased costs. With the unit having been "born" in 1973 reflects building codes of that time frame. Depending on many construction elements, insurance costs may be comparatively higher in an "older" building!

Contact me should you wish it and if you're not working with one of my peers! I never infertere in those relationships!

Hi Lisa
It is hard to set a value on something you haven't seen. The area your talking about is between Bonita Springs and Naples Park. There are a lot of good deals there but they could range from 185,000 to 700,000 does it have water access? Is it a double lot? Is it west of Rte 41 or just East of it? Is it a high rise or a 1-3 garden style condo? As you can see there are a lot of variables. The best way to find out if it is a good deal hire an agent who is familiar with the area and look for their guidance.

Hi Lisa,

This sounds like a real project....As you are aware, in the current market, there are many newer condos, requiring no upgrades that are being sold for great prices.

Without having a better feel for the location, community, view, proximity to beaches & shopping it's difficult to comment on a fair price. A general blind folded guess would be under $200,000. And it could be a lot less.

Good luck,
