Long term investment property in metro Atlanta

Would like to buy a single family for long term investment (>10 years) in metro Atlanta. Which neighborhood(s) is ideal in term of current rental cash flow, job and population growth in the next 10 year? How about historic Roswell?

Our budget is kind of flexible. The goal is to maximize the current and long term return. Based on my research, we prefer $200k-$250k for a small house. If spend more or less will give better return, we'll adjust our preference.
