Log homes are so beautiful, but buyers should know they require special attention and a lot more maintenance. We sold a large lakefront log home a few years ago and we learned a lot about them. These sellers were very nice people – they helped design their custom built home (we had nice “sales tools” – a cute model of the home and two large photo albums outlining the many construction phases).
They loved the home, but there seemed to be plenty of issues they had to address. Now some people love this (and they didn’t mind too terrible) but after a while, they bought another home in another area and were only her for about half the year.
They found the home becoming too much of a burden for them (and, of course, like all of us, they were getting older).
They put it up for sale and did okay – it sold just before the end of the boom. They got about what other people were getting (per sqft ) yet the cost to build theirs was a lot more than most others. It also took a fairly long time as it is a “specialized” sale (for every person looking for a log home, you’ll have many more, looking for block and stucco in our area).
Obviously, the charm, uniqueness of each home, and simple pleasures it gives its owners makes them attractive, but buyers should simply know what they are “in for.”
Put “log homes pros and cons” and a variety of articles and bulletin boards will come up – that could help a lot!
