Less than stellar credit; 20% down--Need a mortgage

Hello, 5 months ago I was pre approved for a standard or traditional loan. Since that time my pre approval expired and during that period I learned that a credit card with 0 balance received an unauthorized charge that went unpaid and led to negative remarks on my credit and closed account that caused my score to drastically change. I just found all this out bc I was trying to get approved again to buy a home I finally found. The charges have been refunded on my card but the impact remains. Can anyone help me get a mortgage with 20% down; 600 credit prior to bureau making reflection; solid income of 200K; and remaining debt being a car payment and student loans? The price of the place is 295K (will put 20% down). Time is of the essence.
