Leawood circle in Naples seems very cheap. Is there anything wrong with the houses themselves or the area?

Hi Elizabeth: Leawood is a modular home development. I personally don't care for the integrity of the craftsmanship. While I prefer CBS (Concrete Block and Stucco) construction, the termites in Florida don't discriminate: they eat both wood and concrete. They are called Formosa termites. As Florida doesn't experience the cold, freezing weather that helps to kill termites, a lot of people opt for the CBS type of construction. Hi Elizabeth,

TThe reason for these homes on Leewood lakes to be inexpensive can be attribute to the construction of the home. All the homes in leawood are of Modular Construction. Buyers in this market and in Florida prefer to buy homes that are Concrete Built. (CBS Built)

Elizabeth,

There is far too much risk involved with purchasing a wood-frame structure in Florida. They are inexpensive because they are difficult to sell because of the previously mentioned reasons.

The properties are cheap. Wood frame houses are very difficult to sell her for two reasons, one is the confidence level people have with wood structures in hurricanes and the second is that this is a sub tropical climate we have termites and a great deal of moisture which attracts the termites. Does not create a good environment for a wood frame home. There are plenty of deals available that you don't have to get involved with Leawood. I hope this was some help for you

If you look at 2007 sales, they weren't always 'cheap', but have now dropped in price, having adjusted to the market.

As Jesse said the houses are wood frame and built during the peak time - however the additional underlying reasons are - the homes are modular in construction, therefore, lenders classify the homes as manufactured and the loan terms are not as favorable and the homeowners insurance premiums tend to be higher as well.

The higher costs of carrying the homes have caused a number of people not being able to afford the costs of ownership.
