Hello,

I am answering as a Broker, Listing Agent, homeowner and investor in the Blossom Manor neighborhood. All answers are incredibly valid. From personal experience of living here in three different homes in the neighborhood, the neighborhood is sought after due to the wide streets, ease of commuting to 85 and 17, proximity to schools, most being in the Los Gatos/Saratoga school district and the quiet nature of the neighborhood...location, location, location if you will. The other reason people purchase here, in the county area, is because the building restrictions are mostly county if you live on the majority of Blossom Manor streets that are designated as county. The restrictions are strong but a bit different than living within the Los Gatos village. Over the years many homes are being remodeled and therefore commanding additional money. In some situations within Los Gatos proper there are additional second story restrictions that you may not find wthin the county...making it a bit easier to increase your value.

If you would like to consider purchasing a smaller home and remodeling, let me know as I have two that may be coming onto the market.

It's usually best to buy a home that is surrounded by homes of similar value or higher. Blossom Manor is a fantastic area, but most of the homes are not of equal caliber to homes listed close to (or over) two million dollars.

Of course, if you buy a home like this and hold onto it for 20 years, it's very possible that the neighborhood would catch up. Many homes in The Manor are getting remodeled, expanded, or bulldozed and rebuilt.

So really it's about how long you intend to hold it. If you are thinking it would only be for a few years, it's probably a better idea to buy in a more upscale area where all the homes are worth about the same amount. Your investment is better protected that way.

There is one for sale on Azalea, new construction, for around 1.8m that looks like a steal, however, there are other homes in that area/price range on larger acreage lots and land value is also a bonus for resale. As far as future value, who knows. Purchase real estate when it's a buyers market and sell when it's a sellers market. Buy for long term investment, family stability and enjoyment of the property. Los Gatos has historically been one of the better investments in Silicon Valley. Something to consider would be the "current" value, is it worth 1.8m in this market? Your question is very good, the Blossom Manor area of Los Gatos is a very nice area and will hold it's value for now and appreciate over the years. But with it still being a buyers market and 1.8 million you do have a lot of options, you could find a nice home across the way in Monta Sereno or differant parts of Los Gatos. Another though would be to buy a less expensive home and do a complete remodel, that giving you the exact home ypu would like and instant equity should you want to sell it in the next few years. There are a lot of high quality contractors out there now who need the work, and have lowered thier construction rates. Which translate into a lower build cost for you. If you can build on for $250.00 a square foot, why pay $500 for a completed home.

On the other side of the coin a home listed for 1.8mil for over 100 days should have some wiggle room in the price.
