I think Karena and I would both have to disagree with you Lynn. Here in NY, where the question was asked, we have many Buyer Agents that will assist buyers in Short Sales.
Yes, they take much much longer
Yes, they are a much bigger headache
but if that is what the buyer is looking for, then it is our job to assist them, coach them through the process and look out for the many pitfalls of the transaction.
We have over 7,500 agents in this area. 5000 didn't do one transaction year to date. 1,000 only did one and the remainder...1,500 agents have done over 80% of the business.
I am proud to be in that 1,500 and I can tell you the other 1499 agents in this group do not shy away from tough transactions. We go after them.
Any agent can put together an easy deal. Only the Great Agents can put together and keep together the tough ones.

I see you have just received 2 answers on the above subject. Here is how I see it: Many homes are listed with brokers and their "foreclosure" or "pre-foreclosure" status is often mentioned on the listing itself. That gives the potential buyer at least a chance to go see the house and maybe even have an inspection done so that this buyer knows what he is getting into. The process of purchasing such a home can be a bit more difficult but with a good attorney on both sides it certainly can be done and at the end of the day the benefits could be big! Like everything else it is important to do your homework and then ready to act quickly. As a matter of fact I will be attending an auction in White Plains tomorrow.
As far as the Agent is concerned it is really not much different than marketing such a property or selling one. Just remember that the Agent cannot play "attorney" in any way shape or form. Last but not least if I were to be part of such a transection (sell and or buy) I need to be fully informed by the parties involved.

It does not require talent of one agent vs. another agent, however many agents will no longer work on behalf of buyers purchase a short sale or foreclosure based on drama not caused by listing / buyers agent due to bank

Short Sales, Pre Foreclosures, Foreclosure and Conventional Sales are all very similar on the Buying Side. What you need is a good Accredited Buyers Representative or ABR for short.
The real difference in Short Sales is on the Sellers Side, but what the buyer needs is patience. You are forced to do home inspections on a house you do not have an A/O on yet. You are forced to wait for the bank and then when the bank says close, you better close ASAP as they charge you a penalty per day for not closing by the day they say. Remember, you can wait two to three months for them to actually give you the closing day though.
