Diane,

I know 3 companies that lend to Canadian citizens using Canadian credit reports, and that are full doc loans. If you want to discuss your real estate and lending options, I look forward to working with you and I have already screened all of the lenders and done these types of loans with my Canadian clients.

By the way Canadian clients are great people to work with and any time you need something give me a call. Been welcoming Canadians to Arizona for a long time down here, I am an AZ Native, born and raised here.

I can understand why you are so skeptical in today's market. Please know that I am not talking about 2007; I am talking about today, right now. Also, these are definitely NOT hard money loans.

I don't think you read my last post below all the way through. We are a mortgage bank, so we underwrite & funds these loans, all in-house with very attractive terms. LTV's are 70% with 30% down for second homes & 50% down for investment properties.

Roswell, who is your outlet for these loans then as a broker? Can you provide an overview of the guidelines, LTV's ect?

I find many people claim they do these loans but never see it actually happen with reasonable terms. And yes, we all "have done many of these deals"....back before 2007, just seems every lender I have seen have since halted the program and the ones that do are hard money.

I have to respectfully disagree with you. I have funded many of my clients' loans who are Canadian Nationals buying property here in the US. They do not have US Social Security cards, a US credit score, US income, or US Tax Returns, yet we have an outlet for this type of loan.

I just received Clear-To-Close from Underwriting for such a Canadian client yesterday & will be drawing doc's today to fund the transaction this week.

These loans are 30 year or 15 year fixed rates in the low 5% range. They were in the 4% range when rates were lower last month.

We have now just launched a new loan program for Foreign Nationals investment properties, as well.

These loans do exist, but you may not have access to them.

Absolutely! I actually just met with a rep @ BBVA/Compass bank yesterday & they informed me that they have an international loan program for Canadians. I spoke to the rep @ the Mesa office off of Alma School & Elliot. I am contacting all of my Canadian buyers today. Hope this helps.

I'm sorry but anyone claiming to lend to canadians here is full of it. Especially the Washington federal route, they have halted that program years ago.

The only thing possible is owner occupied with US income and or credit, all the rest is bs.

All of my investors use Washington Federal. I also have another lender if you are interestedm, but mainly my people have been using them.
