Kirksville, MO - First time home buyer credit

Several of the homes for sale in Kirksville are currently rented, with leases into 2010. If I want to receive the federal first time home buyer credit, would I not be able to consider these homes at all (since I would not be able to move in until some time in 2010)? Or are there any provisions for these special situations?

You must actually purchase the property, close on it before December 1, 2009 and move in using it strictly as your primary residence so no, you would not be able to consider these homes UNLESS...the current owner, or renter would consider some kind of buy out of the existing lease. The rules are pretty clear about it being your primary residence and to date, there has been no talk of extending the deadline for purchase. Sorry but hope you'll be able to find a great home to purchase that doesn't have pesky renters.
