There are homes that are offerd by owners that are willing to caery with down payment. The queation is why dont you want to meet with a real estate agent before requesting anyone to start puttiing hours of work not knowning if you are qualified for owner financing and loan terms ?

In an upside market like Las Vegas, founding an owner willing to carry" as property values continue to decline is truly finding " a needle in a haystack" The owner would need to have equity and believe the property will hold it's own over the "carry" period. As an experienced investor/agent, there must be a better solution to getting you into a house

We manage over 350 homes for our investors who own their properties free and clear so there is no issue or problems when dealing with owners who own their properites free and clear. You do not want to deal with anyone who has a mortgage and selling "Contract for sale" or Lease to Own scams. Please email me full details of what you're looking for, what you can put down, and how much purchase price you can do. You'll need minimum of 10%. There is a reason properties are owner will carry. Currently there are three homes in the Southwest that will accept owner will carry. You must remember most homeowners owe more than the home is worth and you will need to be very careful in selecting a property that will meet your needs.

Owner will carry is not necessarily the only avenue that you want to choose- Have you considered lease option? I currently work with a company that can actually help you buy any home in Las Vegas. With an option deposit you can buy the home you want and not be limited to just the properties that have owner will carry financing. Once you are in a position to get financed yourself, you can buy the home at the same price that you purchased it for or over a period of 6 years just pay a 3% increase per year. I think the Realtor might want to be a little more INVOLVED in this;
One of the primary jobs for the Realtor is to protect your interest by representing you,
if you want to do everything, it makes it a little difficult to represent you.

1st question I would have is, are you familiar with Owner Will Carry, some require a large down payment. But then again, remember everything is negotiable.
