Just relocated to Oklahoma with a 570 credit score. Will anyone finance us for a mortgage?

My husband and I went through a really rough financial time when I stopped working to stay at home and care for our kids. I started an in-home child care but the income was ever guaranteed. We got behind on everything. My husband just recently acquired a position in Oklahoma making a significantly larger salary. We are working on paying off and catching up on our debt now that we can afford to. Unfortunately we both have the same credit score. We will have almost $30,000 in equity from the sale of our home in Michigan. If we don't buy then we lose out on our relocation benefits (company will pay all closing costs on new home). So we really want to buy. Any advice or Oklahoma mortgage broker recommendations (that specialize in relocation process) for our situation would be appreciated.

I think as others have mentioned you are going to have some difficulty finding a lender that will loan with the 570 credit score however you may be able to raise your score rather quickly if you start working with a credit repair specialist. If you need help connecting with a credit repair specialist let me know and I will assist in connecting you. I also think it would be a good idea due to the time constraints to consider purchasing a home where the owner will be willing to finance. In an owner finance purchase the owner has the ability to look past credit scores. If you would like me to set you up with a custom search specifically for owner finance homes let me know!

Hello and Welcome to Oklahoma. I understand your problem and there are few solutions. You have started the hard part which is identifying your credit score. With this information it is time to get to work on making sure your credit is being reported correctly. By removing items that should not be there, you may be able to correct your score to more accurately reflect your credit standing. Call Steve Brown with AMC at 918-381-0918. He cannot finance with a score that low but he can set you up with credit counseling and you will get a lender credit for the amount you pay for the counseling when you go to buy a home.

If you are in the process of working on your credit you are doing the right thing!! There are some programs you could use to get you on the right track if you are wanting to get into a house Hyperionhomes.com/apply might be able to help you with a lease with the right to purchase. They will buy the house you want and lease it to you for up to 3 years while you are working on your credit and at anytime you may purchase the home. I'm not sure what areas they cover in Oklahoma but here in North Texas they cover a lot of nice areas. It is worth a look, I hope it works out for you!!
