Joint tenants (mom and dad) own house and one tenant gives his half to grantee (daughter). Is daughter now an?

equal owner with mom? Mom then takes title and daughter still on deed as grantee. Mom then changes grant deed to joint tenants with right of suvivorship. Can mom add others to the deed with daughters knowledge and therefore take part of her inheirtance?
