It shows the avg asking price for some homes in Castle Rock are around 900k, but selling for around 529k

I am in total agreement with the first answer. You should call a Realtor in the area you are looking in to get the exact information. A lot of Real Estae Web sites will give wrong information regarding Sale to list price because they dont show all the listing history. If a home is for sale at $900,000 because someone over mortgaged the house and they dont ever sell it, then the home could be forcloused on. The new list price once the bank puts the home back up for sale could be less than $500,000 and then once it sells as a forclouser the web site posts the new sold price with the original list price. One of the biggest problems we have with the Real Estate Market is not that we have a bad market, at least not in the Denver metro area and Douglas county, but that there is a lot of bad information out there. Hey Laura,

The most recent published activity report for Douglas County West (published monthly) shows the average List Price to Sales Price is 96.0%. Of course not all listings sell, but those that do get pretty close to asking price. Great deals can be found, especially in our foreclosure inventory as they are often priced to sell quickly. Your best bet is to contact a local real estate professional to give you specific statistics on the area and price range your concentrating on.
