Is this website incorrect in stating that only one home has been sold in the past 60 days? See Below

In both Pocono Lake and Albrightsville, PA? I am slowly looking for a second home, but I am not willing to pay the inflated numbers people are asking for right now in this area. I can't wait to see a real sale and some real numbers on a house in my $100-$150,000 range...

Hi Mike
I work both the Philadelphia Suburb market and the Pocono markets you are referring to. Surely more than one home has sold in those areas the times you were talking about, as I closed three in that area in the timelines you were talking about. I own property in Albrightsville, and properties have come down since 2006. There are some good foreclosure deals out there, as well as resales. If you have not found anything, let me know, as I work with a lot of banks and a few asset companies and have some nice deals on foreclosures.

Hi Mike,

I know these areas well, and more than one home has been sold in the past 60 days. A home does have to be priced correctly in order to sell. We do see alot of forclosures coming on the market and off the market rather quickly. These are the types of homes that seem to be selling the quickest. Not to say homeowners can't sell there home, they can as long as there priced correctly.

I appreciate your response but that still doesn't really answer my question. It seems to me the realestate agents have no desire to let me know how bad the market really is in this area, but I will find out. Are you saying, through the MLS I can find recent sales that are comp.'s to the houses I am looking at?

Hi Mike,
I know what you mean, it would be beneficial for you to get real information. I suggest you log on to some local agents websites. Some agents allow their clients to browse through the MLS listings. On the MLS you will get correct and timely information.
