3. Be ready to make multiple offers, it is taking about 10-15 offers before my clients are getting an acceptance.
4. If the home looks at all like a contender after drive by and pictures - make offer immediately - then set appointment to see - if you get acceptance and don't like home there is plenty of time to back out before any money is required to be deposited.
5. Be prepared to go above asking price.

The real estate market in San Diego is split down the middle right now.
1. If a home comes onto the market in good condition at a good price, whether it is bank owned or not, expect a lot of activity on the property and multiple offers. You can expect this especially if it is bank owned. We have a client who had their offer accepted on a bank owned property where there were 27 other offers. If you are going to put in an offer site unseen, we recommend doing so in an area where you have seen enough homes to have a good understanding of the properties available.
2. If a home comes onto the market in poor condition, or good condition with a higher price, it will sit. We have found that waiting for the higher priced sellers to make sufficient adjustments requires a lot of patience.
Bottom line, we recommend that you treat this more like a business decision than an emotional purchase. It will help you keep your sanity. Lastly, gone are the days of the expression "it's a buyers market" meaning that buyers have the upper hand. Today, we tell clients it is a "be prepared market". Be pre-approved with a solid lender (not a mortgage broker), have your down payment and finances in order and be ready to moved quickly if you see something you want.

Yes it is true, Some time with tenants that are not cooperative in showing the home you would make an offer contingent on seeing the property.
