Is this normal for HUD to be this slow and very difficult to contact?

I am currently in the process of buying a HUD home. I had won the bid and was accepted August 18th. I was cleared to close on September 21st with the intentions of closing September 25th. Unfortuntely, the association letter and the water bill had some outstanding payments. We currently are waiting for HUD's approval but its been 2-3 weeks without any contact. My attorney and realtor has been leaving messages after messages for a return phone call with what is taking so long? Making matters worse we can not get any contact with anyone from HUD. This is very frustrating especially for me as I am a first time home buyer. Is this slow transaction and hard to contact normal for HUD properties? Any advise will help.

Hello Ko,

I can imagine your frustration with this process.

I assume this was a property that was listed in the MLS because you have a buyer's agent involved. That also means there is a listing agent representing HUD in the sale of this property. The best course of action is to have your agent and attorney go through that listing agent to get the bills paid by HUD so you can close on the property. I don't think that trying to contact HUD directly is going to get you any further.

I have sold a number of HUD properties over the last couple of years. I have found that it can usually take a week or more to get additional expenditures approved by HUD or any other bank for that matter. I would recommend that you have your agent and attorney continue to follow up with the listing agent and the selling attorney that is representing HUD. I think they will have the best chance getting these additional expenditures approved so you can continue to move forward.

I hope that helps! Best of luck with your home purchase.
