I understand that Plainfield has some good pockets and bad pockets. We’re currently looking at a house in Plainfield and were wondering if someone(who’s familiar with the area) could give us some guidance
1) The house is on Randolph Rd between Plainfield and Park Aves(the house is closer to Plainfield Ave). I don’t think it’s Sleepy Hollow, but it might be right next to it. Would you consider this area to be good? (Link to Google maps is http://maps.google.com/maps?f=q&source=s_q&hl=en&geocode=&q=

2) Also, is Plainfield (particularly where this house is located) stable in terms of appreciation/resale value. I understand it’s more challenging to sell a house because of the school systems but I’m hoping that if I buy this house, it’s value won’t dip below it’s purchase price. Thanks!!

Considering home values have gone done 40% in the last year. It's a good time to buy. My mother bought her home in plainfield 31 years ago for $26,000.00 and now its worth over $350,000.00. Buying always has its pluses and minuses in regards to buying, its always a positive investment; if and only if, you are thinking long term.

Plainfield is showing signs of stabilizing, with certain areas being better than others. For investors, now is a great time to buy. I would drive by the property at all hours of the day to see how the neighborhood is and that should help you make your decision as to whether it is a good pocket or not.. Good 3rd Ward location. Neighborhood appeal. It is Plainfield politics that is the negative and has been for decades. It is the African American identity politics persona that has kept the market place from embracing the community. In short, the city has been poorly managed, and the electorate has refused to throw the rascals out of office. If the price is right buy- for it is going to get better.
