You may wonder why it is still showing on Trulia as available? The answer is that Trulia, along with several other 3rd party real estate websites allow properties that are in ACTIVE WITH CONTRACT status as listed in the local MLS systems to show as AVAILABLE FOR SALE on their sites. This can cause confusion to the consumer. At least the local MLS that I belong to has a policy that the Realtor place a comment in the public remarks that says "SHORT SALE. ACTIVE WITH CONTRACT" which in fact the listing Realtor has done if you look at the Trulia link. If 3rd Party real estate websites did not include the active with contract listings on their sites, they would have a lot fewer listings to show.
This is comment is not meant to berate Trulia or any other 3rd party real estate site. It is merely to help you and others understand why they may come across several homes online that are already under contract but are showing as available.
